Home Prices Heat Up

Data released today shows annual home price gains were stagnant in June but continue heating up in the short term, with month-over-month prices rising. Year-over-year, prices remained unchanged after slipping 0.4% the prior month, according to the S&P CoreLogic Case-Shiller National Home Price NSA Index. Prices were up 0.9% month-over-month before seasonal adjustment and 0.7% after. This is the fifth consecutive month of increases. Home prices are now at all-time highs in half the cities analyzed, and the National Composite sits just 0.2% below its all-time high from last year. Craig J. Rising Property Taxes Add To Financial Stress For Homeowners

Property taxes are on the rise, another source of financial stress for Americans. According to new data released by ATTOM Data, total property taxes on single-family homes across the United States increased by 4% in 2022, totaling $340 billion.  This marks a significant increase from the previous year, with the average property tax bill for a single-family home rising to $3,719. Property taxes were highest in the Northeast, with New Jersey, New York, and Connecticut topping the list. The lowest were seen in the South, with Alabama, West Virginia, and Arkansas having the least expensive property taxes. Miami has once again topped the list of the most popular metros for movers. A record 25% of Redfin.com users looked to move to another metro in January, with the most popular searches being Miami, Sacramento, and Las Vegas. Homelessness Report Released By HUD Officials

By KIMBERLEY HAAS Homelessness has risen for individuals and people with disabilities, according to the 2022 Annual Homeless Assessment Report released on Monday by officials at the U.S. Department of Housing and Urban Development. Homelessness among single individuals increased by 3.1%. The number of people with disabilities experiencing homelessness for long periods of time increased by 16% between 2020 and 2022. The report found 582,462 people were experiencing homelessness on a single night in January 2022. States with the highest numbers of people who were homeless in 2022 include California (171,521), New York (74,178), Florida (25,959), Washington (25,211), and Texas (24,432). Rent Prices Are Easing In Most U.S. Metros As Multifamily Construction Stays Strong

Rent prices are easing in most American cities thanks to a boost in available units. Sixty-eight of the country’s largest metros saw month-over-month rent declines in October, according to researchers at Florida Atlantic University and two other schools. The average rental rate was $2,040, down 0.9% from September. Springfield, MA, Austin, TX, Seattle, and New York were among the cities where rents posted declines.  “It seems that an increase in supply helped relieve the pricing pressure on rental units around the country – and that’s exactly what had to happen,” said Ken H.
