New Home Sales Decline For Second Month Straight

New home sales dropped by 2% in February, declining for a second consecutive month, according to data from the U.S. Census Bureau and the Department of Housing and Urban Development. Purchase of new single-family homes fell to a 772,000 annualized rate, down from a revised rate of 788,000 in January and 6.2% lower than the expected rate of 823,000. These declines suggest American house hunters are taking a step back as interest rates and inflation rise. The South and West, two regions that have been quite popular with homebuyers in the last year, saw sales decline, while the less popular Northeast and Midwest saw an increase in sales. New Home Applications Up From December

Mortgage applications for new home purchases fell 12.5% year-over-year in January 2022, according to the Mortgage Bankers Association’s (MBA) Builder Application Survey (BAS). However, applications rose by 10% from December 2021, as MBA estimates 66,000 new homes were sold in January compared to December’s 60,000. MBA estimated that new single-family sales were running at a rate of 821,000 units, down 7.4% from December’s 887,000 unit pace. “Purchase applications for new homes fell on an annual basis in January, but the 10% monthly gain is a positive sign to start the year. RPT: Median Home Spent Just One Week on Market, Setting New Record

A typical home spent just one week on the market before going under contract, according to a new report from the National Association of Realtors. Their annual Profile of Home Buyers and Sellers — “real estate’s definitive guide on home buyer and seller trends” — reported on the pace of home sales between July 2020 and June 2021. MBA: August New Home Purchases Up From July, Down From Year Ago

August new home purchase applications fell 17% year-over-year, according to the Mortgage Bankers Association’s Builder Application Survey. However, applications were up 9% compared to July. The report shows new home sales rose 12% in August, the fastest pace of sales since January. MBA estimated that new single-family home sales made up 874,000 units with seasonal adjustments.
