Bill Introduced To Crack Down On Corporate Investors Who Profit From Buying Homes

If passed, the Stop Predatory Investing Act would prohibit investors who acquire 50 or more single-family homes for rental purposes from deducting interest or depreciation on those properties. U.S. Sen. Sherrod Brown (D-Ohio), chair of the Senate Banking, Housing, and Urban Affairs Committee, says investors funded by Wall Street buy up homes that could have been sold to first-time homebuyers. What Will Future Homebuyers Look Like?

According to the 2023 Home Buyers and Sellers Generational Trends Report by the National Association of Realtors, members of Gen X between 43 and 57 years old made up 24% of recent buyers. They were followed closely by younger Baby Boomers who, between 58 and 67 years old, represented 23% of recent buyers. Older Millenials between the ages of 33 and 42 accounted for just 16% of recent purchases. The typical first-time homebuyer is 36, and the typical repeat buyer’s age climbed to 59 last year. Home Prices Reverse Course As Inventory Tightens Further

Competition has returned full force to the housing market as demand for limited inventory sends home prices soaring. Black Knight’s latest Home Price Index hit a new record in May, with prices up 0.7% month-over-month and 8.9% YOY. This is the fifth consecutive month of gains. Many markets experienced home price declines in the last few months, but that trend seems to be reversing. Apps Shrink Again, Wiping Out Last Week’s Gains

After an uptick last week, mortgage applications sank again, falling to their lowest level in a month as rates surged. The Mortgage Bankers Association’s weekly survey shows the adjusted Market Composite Index – a measure of mortgage loan application volume – decreased by 4.4%, wiping out last week’s 3% gains. Adjusted purchase applications fell by 5%, though the unadjusted index rose 6% from the week before and 22% lower YOY. Refinances dropped, down 4% from the week prior. They remain 30% lower than the same time last year, comprising only 27.4% of total applications. In the past decade, refis averaged 58% of total activity. U.S. House Passes Bill To Reverse Mortgage Fee Changes

By KIMBERLEY HAAS The U.S. House of Representatives has passed the Middle-Class Borrower Protection Act which would reverse recent changes to fees charged by Fannie Mae and Freddie Mac. Republicans have been fighting changes to the loan-level price adjustment matrix which were announced earlier this year and scheduled to go into effect on May 1. Rep. Warren Davidson, R-Ohio, who introduced the act, has repeatedly said that the new fee structure is “a socialist redistribution of wealth.” “It’s a scheme created by the Federal Housing Finance Agency that forces financially responsible homebuyers with good credit to subsidize those with bad credit.
