Rates Down As Buyers Hit The Spring Market

Homebuyers lucked out again this week as rates continued sliding, falling by nearly twenty basis points. Officials at Freddie Mac reported Thursday that the 30-year fixed-rate mortgage rate averaged 6.42%, down from 6.60% the week prior. A year ago at this time, the 30-year FRM averaged 4.42%. The 15-year fixed-rate mortgage dipped from 5.90% to 5.68%. A year ago, it averaged 3.63%. “Mortgage rates continued to slide down as financial market concerns came to the fore over the last two weeks,” said Sam Khater, Freddie Mac’s Chief Economist. “However, on the homebuyer front, the news is more positive with improved purchase demand and stabilizing home prices. If mortgage rates continue to slide over the next few weeks, look for a…

Commercial Spaces: Have Hotels Recovered From The Pandemic?

By CHUCK GREEN Putting on the Ritz? Or at least booking a stay there? As the hotel industry continues to regain its traction this year in the aftermath of the Covid pandemic, according to at least one industry leader, it seems that, overall, luxury brands generally have been on a faster track toward recovery than others. “Resort markets are off the charts,” Jim Butler, partner and chairman of the Global Hospitality Group in Los Angeles, told The Mortgage Note. “Everybody went as soon as they could.” In 2020, the value of the luxury hotel market stood at $174.9 billion, according to Mordor Intelligence. During the forecast period 2021-2026, it’s projected to hit a compound annual growth rate of more than…

Banking Troubles Slow Down Rate Hikes

By PATRICK LAVERY The result of this week’s two-day Federal Open Market Committee meeting was not nothing, but neither was it as aggressive a decision as officials at the Federal Reserve might have liked to make. Once again, the target range for the federal funds rate was raised one-quarter of a percentage point, bringing them up to 4.75% to 5%. What kind of news that turns out to be for the housing market remains to be seen, but it doesn’t stray too much from what several industry experts told The Mortgage Note last week. In fact, the 25-basis point hike was exactly what was predicted in TMN’s interview with Nadia Evangelou, senior economist and director of real estate research for…

United Wholesale Mortgage Merger Deal Subject Of Class Action Complaint

By KIMBERLEY HAAS An investor has filed a class action complaint claiming he and other shareholders were misled prior to a merger deal involving United Wholesale Mortgage. Lawyers for Richard Delman say false and misleading disclosures induced public stockholders of Gores Holdings IV, LLC to invest in a merger rather than redeem their shares, causing monetary damages. Company leaders for UWM and Gores announced the deal in September 2020, saying upon completing the transaction UWM would go public and be listed on NASDAQ under the ticker symbol “UWMC.” “The transaction values UWM at approximately $16.1 billion, or 9.5x the company’s estimated 2021 adjusted net income of approximately $1.7 billion,” a press release stated. Alec Gores, chairman and CEO of The…

It’s Their Move: What Will The Feds Do About Interest Rates?

By PATRICK LAVERY Speculation about what actions leaders at the Federal Reserve will take at their meeting starting Tuesday has been building for weeks, and opinions over the right course of action are varied. Should they stay the course, steadily raising interest rates to try to continue to curb inflation? Should they be more aggressive? Or should they pull back, letting the United States slide into a recession? These questions have been swirling for months but the sudden collapse of Silicon Valley Bank and New York-based Signature Bank changed the dynamics of the conversations seemingly overnight. Nadia Evangelou, senior economist and director of real estate research for the National Association of Realtors, said prior to the bank collapses, she could…

Opinion: AS UWM Slashes Jobs, Ishbia Stands By ‘No Layoffs’ Claim

By JARED WHITLEY Despite Mat Ishbia’s repeated claims that his company, United Wholesale Mortgage, has never laid anyone off; the facts – and common sense – belie his statement, as UWM’s employee count is down 30 percent over the past two years. “While my competitors are cutting investments and laying off thousands and thousands of people, we continue to invest in technology, take care of our people, and have never laid off a single team member in our 37-year history,” Ishbia said at a recent webcast townhall. But, according to the company’s annual report filings with the Securities and Exchange Commission, UWM slashed its workforce by nearly a third – from a height of 8,600 in January 2021 down to…

Officials at the Federal Deposit Insurance Corporation announced on Friday that Silicon Valley Bank was closed by the California Department of Financial Protection and Innovation. It was the biggest bank failure since Washington Mutual in 2008. All insured deposits were transferred to the newly-created Deposit Insurance National Bank of Santa Clara. As of December 31, 2022, it held approximately $209 billion in total assets and about $175.4 billion in total deposits, according to officials. On Sunday, FDIC officials announced a similar fate for New York-based…
