MBA: Good News As Share Of Loans In Forbearance Nosedives

The total number of loans in forbearance took a nosedive this week, with numbers down in every category, according to the Mortgage Bankers Association’s (MBA) latest survey. Forbearances made up 3.08% of servicers’ portfolio volume, down from 3.23%. That puts the estimated number of homeowners in forbearance plans at 1.5 million. For Fannie Mae and Freddie Mac loans, the number fell 11 basis points to 1.52%. Ginnie Mae loans fell from 3.63% to 3.39%. Portfolio loans and private-label securities shares fell 25 basis points, from 7.52% to 7.27%. American homeowners gained a record $1 trillion in tappable equity in the second quarter of 2021, a single-quarter record according to mortgage data company Black Knight, Inc. That brings the total equity available to $9.15 trillion, up 37 percent in a single year. “Such strong equity positions should help limit the volume of distressed inflow into the real estate market as well as provide strong incentive for homeowners to return to making mortgage payments – even if needing to be reduced through modification,” said Ben Graboske, Black Knight president of data and analytics. Hurricane Ida made landfall in Louisiana Monday, leaving about one million homes and businesses without power. Federal officials said it could be weeks before power is fully restored.  The storm slammed the Gulf Coast as a Category 4 hurricane, and continued moving through Mississippi as a tropical storm. The  number of mortgage loans in forbearance remains unchanged from last week, holding at 3.25%, according to the latest numbers from the Mortgage Bankers Association. The report, released yesterday, estimates that 1.6 million homeowners are in forbearance plans. The share of Fannie Mae and Freddie Mac loans in forbearance remained the same relative to the prior week at 1.66%. Ginnie Mae loans in forbearance also remained the same at 3.92%, while the forbearance share for portfolio loans and private-label securities (PLS) increased 3 basis points to 7.18%.  The percentage of loans in forbearance for independent mortgage bank (IMB) servicers increased 2 basis points to 3.50%, and the percentage of loans in forbearance for depository servicers was unchanged at 3.35%. In an unsigned opinion released Thursday, the Supreme Court lifted the Biden administration’s latest moratorium on evictions, declaring that it is almost certain the Centers for Disease Control exceeded their authority by imposting it. The conservative majority sided with the Alabama Association of Realtors who argued that imposing such a moratorium requires congressional action, which is the position Justice Brett Kavanaugh took in his June, 2021 ruling on the issue.
