Data released today shows a modest increase in home prices took place in February. Year-over-year, prices increased by 2%, down from 3.7% in the previous month, according to the S&P CoreLogic Case-Shiller National Home Price NSA Index. The 20-City Composite posted a 0.4% year-over-year gain, down from 2.6% in the previous month. “February’s results were most interesting because of their stark regional differences… It’s unsurprising that the Southeast (+7.8%) remains the country’s strongest region, while the West (-4.2%) continues as the weakest,” noted Craig J. Mortgage rates jumped last week, breaking a five-week streak of declines. Officials at Freddie Mac reported Thursday that the 30-year fixed-rate mortgage averaged 6.39%, up from 6.27% the week prior. A year ago at this time, the 30-year FRM averaged 5.11%. The 15-year fixed-rate mortgage also rose, up to 5.76% from 5.54%. Interest Rates Rose Last Week, Pushing Applications Down

Interest rates increased last week for the first time in more than a month, pushing mortgage applications down. The Mortgage Bankers Association’s weekly survey says the adjusted Market Composite Index – a measure of mortgage loan application volume – decreased by 8.8%, outstripping last week’s 5.3% increase. Adjusted purchase applications fell by 10%, while the unadjusted index was down 9% from the week before and 36% lower YOY. Americans Would Rather Renovate Than Buy A New Home

Inflation is forcing homeowners to put renovations on the back burner, but most would still rather renovate than move. Nearly 60% of respondents to a new survey from Discover Home Loans said they are postponing their renovation projects as projects become more expensive than their budgets. Another 26% will reduce the scope of their projects due to increased costs. But 79% would still rather renovate their current home than purchase a new one. Zoomers are approaching homeownership from a different perspective than past generations, focusing more on their pets than their romantic partners. A recent Zillow survey found that Gen Z adults consider a fenced backyard more essential than a double sink in the primary bathroom, a home office for their partner, or a kids’ playroom. When asked whether it was more important to have a pet-friendly home or a kid-friendly home, features, 10% more Zoomers chose the former. Mortgage applications righted themselves last week after a brief dip as buyers took advantage of cooling rates. The Mortgage Bankers Association’s weekly survey says the adjusted Market Composite Index – a measure of mortgage loan application volume – increased by 5.3%, outstripping last week’s 4.1% decline. Adjusted purchase applications rose by 8%, while the unadjusted index was up 9% from the week before and 31% lower YOY. The average interest rate for 30-year fixed loans fell from 6.40% to 6.30%. This is the lowest level in two months. MBA’s SVP and Chief Economist Mike Fratantoni attributed this to slowing job market data released last week. Existing Home Sales Slipped In December

Existing-home sales dropped for the eleventh straight month in December, down 1.5% from November and 34% YOY, according to the latest data from the National Association of Realtors. Sales fell to a seasonally adjusted annual rate of 4.02 million from 4.09 million the month prior. Three of the four major regions saw declines month-over-month, though the West’s sales were unchanged from November. All four regions saw annual declines. “December was another difficult month for buyers, who continue to face limited inventory and high mortgage rates,” said NAR Chief Economist Lawrence Yun.  “However, expect sales to pick up again soon since mortgage rates have markedly declined after peaking late last year.” The 30-year fixed rate fell to 6.15% last week. Housing construction slid again in December to its lowest point since July, but an increase in single-family starts may signal improvement to come. Residential starts fell 1.4% from November to an annualized rate of 1.38 million, down 21.8% from the same time last year, according to data from the U.S. Census Bureau. This is the fourth consecutive decline for these data. It was driven largely by a dip in multifamily construction, which is volatile month to month. The picture for all of 2022 was fairly bleak.
