Forbearances Fell Below 700k For The First Time Since The Pandemic Began

Early April exits offset two weeks of rising forbearance starts and re-starts, resulting in plan volumes dropping below 700,000 for the first time since the pandemic began, according to Black Knight’s blog, Vision. Overall, forbearances fell by 63,200 plans last week. GSE plans fell by 24,500 (-11%), followed by FHA/VA (-21,800, -8.1%) and loans held by portfolios and PSLs (-17,000, -16.7%). New plan starts still rose slightly, up to 10,300 (+200). However, last week they dropped to their lowest level in four months, so the uptick may not be cause for concern. Forbearances Rose Due To Mid-Month Slowdown

Another mid-month slowdown in exits brought on a 1% increase in active forbearance plan totals, according to Black Knight’s blog, Vision. Approximately 8,000 homeowners entered new forbearance plans this week.  Loans held by portfolio and PSLs had the largest increase, with a 4.5% jump of 12,000 new plans. FHA/VA loans in forbearance fell by 4,000, down 1%. GSE loans stayed flat. The total share of active plans is down by 125,000, or 12%, month-over-month. Forbearance Starts See First Serious Increase Since Late March

The number of loans in forbearance remained basically the same leading up to Thanksgiving, making up 1.9% of all active mortgages, according to Black Knight’s blog, Vision. Black Knight characterized this week as “holding true to the established mid-month pattern,” referring to a months-long trend of forbearance slowdown in the middle of the month, with substantial pushes in the first and final weeks. The number of active forbearance plans rose by 1,000. FHA/VA loans dropped by 4,000 but this was offset by an increase of 5,000 among portfolio and PLS loans.
